Flatmates.com.au, Flatmate Finders, Facebook Marketplace and Gumtree have covered Australia's room-and-flatmate market for years. Flathive is the newer entrant. Here's a feature-by-feature look at what each one actually offers — including the areas where Flathive is still catching up to the others.
This comparison is based on each platform's own website, help-centre articles, and app store listings, checked in September 2026. Where a feature wasn't advertised anywhere we could find, it's marked "not shown" rather than assumed absent.

This comparison is based on publicly available information from each platform's own website and help centres, gathered in good faith. Features and policies can change, and mistakes are possible — treat it as a starting point, not the final word, and confirm anything important directly with the platform in question.
Where Flathive pulls ahead
Six things none of the other four platforms show any evidence of offering:
Privacy-first by default. You control who sees your photos — blur them so only verified users can see you clearly, or so only people you're actually messaging can, instead of every visitor to your profile or every member of a public Facebook group.
AI catches scams before you do. Flathive runs AI-based fraud and scam detection on listings and messages. Flatmates.com.au moderates listings and publishes a scam-avoidance guide after the fact; Facebook Marketplace and local groups carry real, higher scam exposure precisely because almost anyone can post with minimal checks. Flathive tries to catch it before you're the one reading a scam-recovery article.
Actual live chat, not just messages. Conversations between renters, owners and flatmates happen in real time — not an inbox you have to refresh on Flatmates.com.au, Flatmate Finders or Gumtree, or a Facebook Messenger thread.
An AI agent that searches for you. AI Express runs an agentic search on your behalf — describe what you want in plain language and it does the filtering, instead of you scrolling a Facebook group or working sliders and checkboxes yourself.
Findable from inside ChatGPT. Flathive listings are searchable directly through a ChatGPT connector — ask for a room in a suburb and see live results without leaving the conversation. Still in developer preview, but nothing else here has it at all.
Property management, not just listings. Once you're in, Flathive includes integrated property management for shared housing — running the flat, not just finding it. The other four stop at the listing or the post.
Where the others are ahead
Worth being upfront about, not just favourable comparisons: Flatmates.com.au's scale is real — 40,000+ active listings monthly and REA Group's backing (the company behind realestate.com.au) is a genuine advantage a newer platform like Flathive is still building toward. If speed and sheer audience size matter most to you and you're comfortable with weaker verification and a higher scam-exposure trade-off, Facebook Marketplace and local flatmate groups will likely surface more responses faster — that's the trade-off, not a myth.
